We kicked off the afternoon with a visit to our own project: Aalmarkt 22, the redevelopment of the monumental former V&D building. We’re transforming this iconic building into a lively, sustainable, and multifunctional space where people can work, shop, exercise, eat, and sleep. The permits for the renovation will be submitted soon.

After this inspiring start, we took a boat trip through the canals of Leiden to the Meelfabriek—a unique redevelopment project that is nearing completion after years of vision and perseverance. There, owner, developing contractor, and industrial heritage enthusiast Ab van der Wiel, along with colleague Patty Beuk and project architect Bart Akkerhuis of the Paris-based firm STUDIO AKKERHUIS | ARCHITECTS, gave us a guided tour explaining the transformation process of this fantastic and impressive industrial heritage site. Beyond the beautiful buildings, we were also impressed by the stunning inner garden designed by Piet Oudolf.

The day ended with another canal cruise and a summery dinner by the water.

Westminster is part of the Hyde Park area development, where former office buildings are making way for a high-quality, vibrant, and sustainable residential district. At the site on Jupiterstraat (the future Dudokstraat), a closed building block will rise, consisting of nine apartment buildings called the ‘Hoofddorpse Huizen’.

NEOO is developing four of these buildings on behalf of Van Herk Groep, designed by Vision Architecture. They will deliver 198 rental apartments, 60 percent of which will be in the affordable segment, along with two commercial spaces and facilities for car and bicycle parking. Construction is being carried out by contractor KBM Groep, with completion planned for the first quarter of 2028.

On the west side of the station, a fully-fledged station entrance will rise, transforming this location into a vibrant, high-quality gateway to the city. On the former UWV site in Nijmegen’s Station District, NEOO is developing—on behalf of Van Herk Groep and based on a design by WRK Architecten—a plan with an urban mix of functions: 452 homes, 154 short-stay apartments, commercial spaces for hospitality and retail, and 121 parking spaces. The project is part of the high-rise structure in Nijmegen and contributes to a future-proof and accessible urban environment. Construction is scheduled to start after the summer.

The first residents will be moving in soon. Vancouver is an apartment complex consisting of 191 mid-rent and private sector rental units. It is one of four residential buildings within the sustainable inner-city housing project CityPromenade, developed by NEOO in collaboration with Koopmans Bouwgroep | TBI, and currently under construction by Koopmans on the banks of the Doorslag.

CityPromenade stands for inclusive and future-oriented urban development. The project includes 452 apartments designed by Rijnboutt, offering a mix of social housing, mid-rent, private rental, and owner-occupied units. The development also features hospitality venues situated along a green, sloping staircase leading to the Doorslag waterfront. The nature-inclusive rooftop gardens and the lush inner courtyard support the Municipality of Nieuwegein’s ambition to become the most sustainable city center in the Netherlands.

This week, NEOO welcomed 25 students from BOSS Management in the Built Environment | TU Delft to the rooftop bar of AIR in the heart of Rotterdam. Following a presentation about NEOO and its Rotterdam projects, AIR Offices Rotterdam and RottaNova, the group was given a tour of AIR, which included a deeper dive into the sustainable transformation of the former V&D building into a mixed-use development.

Afterwards, we engaged the students in an interactive case study that introduced them to the world of complex inner-city redevelopments. The visit concluded with a tour of the nearby RottaNova construction site — a multifunctional building featuring 259 residences, hospitality venues, retail spaces, and a public bicycle parking facility. Naturally, we ended the afternoon with a pleasant social gathering.
